Regardless of what the Speculators have told some of you : "Spalling concrete", "Patchy walls", etc, what we own is a VERY VERY VALUABLE piece of land and property. HANG ON TO IT FOR A WHILE LONGER.

Our property is built on a very solid foundation and the construction quality is undoubtedly premium.  As for the spalling concrete and external hairline cracks, there is nothing that masonry work cannot accomplish to repair.

OUR HOMES ARE WORTH FAR MORE THAN AROUND $2 OR $2.5 MILLION!


If you are a Mandarin Garden Subsidiary Proprietor (SP) and are undecided which step to take - Enbloc or No Enbloc and the Speculator has convinced you that $2.5 Million is a great price for an En Bloc offer, consider this :

Your 3 bedroom apartment, for instance, can fetch $50,000 in annual rental income TODAY. This is likely to escalate quickly in the near future for the reasons mentioned (above, right). Now, $50,000 in yearly income is equivalent to $2 Million in the bank earning a normal savings rate. So, its already like a business asset that is worth $2 Million TODAY.

Now, if someone were to come along who wanted to takeover or acquire this business. If Yahoo was worth $1 Million today, how much would Microsoft pay to buy Yahoo?

"From an owner point of view, I fail to see the logic of the en-bloc fever in the current market. As more units are en-bloc'd reducing unit supply it's only raising prices further in the market. Whatever the owner is offered isn't going to be enough to buy an equivalent unit s'where else. Isn't it only the developers that stand to gain? And at the expense of the population (again)? I guess that's the point! Unless the majority of these condos are investment props to start with, in which I can see the motivation. But as an owner-occupier I'd be pissed if I were forced out today!"
